Does WA have different FHB stamp duty thresholds for vacant land vs existing homes?

Yes. The WA First Home Owner Rate of Duty (FHORD) applies different thresholds by property type (updated from 21 March 2025). For homes (existing or newly built): exempt up to $500,000 with a sliding concession to $700,000. For vacant land purchased to build a first home: exempt up to $350,000 with concession to $450,000. WA uses a linear taper (not a fraction of full duty), so the duty increases at a fixed dollar rate over the threshold.

What is the WA PPR (Principal Place of Residence) concession?

The PPR concession is available to owner-occupiers who are NOT first home buyers — people buying a property to live in who have previously owned property. It provides a rebate on transfer duty for purchases between $130,001 and $440,000. The maximum rebate is $2,090 (available on purchases between $200,001 and $440,000, tapering below $200k). Above $440,000, full standard rates apply.

How much is stamp duty on a $600,000 property in WA?

Standard transfer duty on a $600,000 WA property is $19,665: $0–$120k at 1.9% ($2,280), $120k–$150k at 2.85% ($855), $150k–$360k at 3.8% ($7,980), $360k–$600k at 4.75% ($11,400) = $19,665.
